Is a Mala Room for you?

Does a Mala Room add value to my property?

A Mala Room is a high-quality room constructed from top quality material and beautifully designed. So, it definitely does add value and appeal to your home and a prospective buyer when you come to sell your home. A quality and stylish room such as a Mala Room is estimated to add between 10% to 20% to the value of your house making it an investment that pays for itself – who doesn’t want a Mala Room in their life?

Do you provide national coverage?

Yes, we do, our Mala Rooms Installation teams cover every corner of the UK.

Is planning permission required for a Mala Room?

Planning permission will not be required for your Mala Room in most cases. It is most likely that your room will fall under permitted development guidelines. To save you trying to understand Planning permission and the associated permitted development guidelines, our planning consultant will ensure that your Mala Room is planning compliant, simply supply the size of your required Mala Rooms and we will do the rest.

Is your investment built on solid foundations?

We are different, we are not like some garden building companies and that is why we guarantee Mala Rooms structure against rot for 25 years. In reality we could guarantee our buildings for 99 years but that would be unbelievable, but true! You’re making an investment in your Mala Room that will enhance your life and your property, the last thing you need in years to come is the very foundations of that investment rotting.

We use modern construction methods to install load baring galvanised steel ground screws (they are tree friendly too, no trees are harmed in the installation of a Mala Room) and the floor of a Mala Room is also constructed from steel. Not rotting, no warping no worrying, just a room built to last a lifetime.

Looking after your Mala Room

How do I look after the exterior cladding?

The good news is that our composite cladding requires zero maintenance. The even better news is that our responsibly sourced cedar requires no maintenance either, in fact just sit back and watch it improve with age.

Guarantees, Purchasing and Payments

What guarantee does a Mala Room come with?

Mala Rooms provide one of the longest structural guarantees available of 25 years. Our cladding, decking and door systems are all, grown, manufactured or built to last a lifetime. Garden rooms are hugely popular these days, so invest in one that will stand the test of time.

Before the Mala install team visit?

At Mala Rooms we take control of all eventualities to ensure your build runs trouble free and without unforeseen issues, causing you stress or delay. Initially we will ask you to send us a video of the location of your new building and access (your garden and the entrance to it). We will then be able to make an assessment of the area where the room is to be sited, where the foundations are to be built and installation of services such as electrics (and water and sewerage if required). If from the video we feel a pre-site visit is necessary then we will visit to prepare a site assessment, totally free of charge.

What else to tell us?

Are you using your Mala Room for heavy gym equipment, a large dance floor, a bar with pool table etc? If you are simply tell us and we will provide further load baring supports to both the foundations and the steel floor structure.

How do I pay for my Mala Room?

You can place your order and start the ball rolling with a 10% deposit of the total cost of your build. If you’re not having a room from the Mala Signature range, you are working with our design team to create a bespoke size and specification, we will supply you with a fully itemised quotation and upon placing the order we will request a 10% deposit.

Two stage payments can then be made at commencement of build stage with the final payment made on completion of the build.

Walls, Ceiling and Floor

What are my walls and floor finished in?

Unless otherwise specified your Mala Room comes with a high quality vinyl click flooring system. Vinyl click flooring provides a luxury look and feel and is durable, warm and water resistance, making it an excellent choice. Various designs are available for you to choose from and were confident you’ll find one that suits your taste, if not speak to the Mala Build Co-ordinator.

The interior walls and floors are plastered and finished in white emulsion as a standard, we like light and bright but feel free to specify your own colour choice.

Mala Rooms Specifications

Is my Mala Room heating system smart?

Mala Rooms are installed with smart panel slimline electric heating systems. Highly efficient, fully programmable and controllable from thermostat, we even have an option to control your room temperature from your phone if required. You’ll always be warm and snug in a Mala Room.

As an additional item we can also install a beautiful wood burner for you to sit in front of and sooth the winter nights away. Your local council may have various requirements or restrictions in place which your Mala Room planner would investigate and discuss with you.

What about lights and sockets?

A Mala Room is fitted with our standard electrical pack. This comprises of interior recessed energy efficient and dimmable interior ceiling spot lights and double electrical and USB sockets to each corner of the room. The exterior of a Mala Room has recessed pelmet lights and ‘welcome’ up and down lighters, situated at either side of the doors. The standard electrical pack can be upgraded to include colour changeable mood lighting both for the interior and exterior, and lighting that is controllable from your phone. Your external light fittings also come in a range of coloured fittings, standard stainless and optional black and rose gold. Your Mala Room is fully wired to create what every mood or environment is required.

Does a Mala Room have a security system?

Yes, Mala Rooms provide the additional option to have both wireless alarm systems and cameras that can operate through your phone.

Can I have any size, shape or configuration of a Mala Room?

You can have exactly what you want and our design and build team are here to ensure you achieve that. If our Signature range doesn’t have the size or shape you are looking for then please speak to us. We will discuss your requirements and provide a drawing to build your Mala dream Room.

Will I have Wi-Fi?

Many rooms are located close enough to the router in the main house to logon to your home network – can you get a wi-fi signal on your phone where you would like you new room sited? Alternatively, as part of the upgraded electric pack we hardwire your internet into your room.

Is solar power an option?

Solar panels can be installed as an additional option, and for some rooms situated in bright areas this can be worth considering not only to reduce your energy cost but also be environmentally friendly.

Is a Mala Room soundproofed?

A Mala Room comes fully soundproofed which is more than sufficient for most usages. If, however your Mala Room is to become centre stage for the next rock band or a full-on movie night cinematic sound room, then additional sound deadening soundproofing can be added as an option.

Service off site and on-site

We’ve had a bad experience with builders?

We’re sorry to hear that, and it’s probably more common than you think. We are skilled designers, planners and trades people, polite and courteous and respect the fact that we are working in your garden. We provide you with a programme of works so you know exactly what is happening on which days, we are considerate, we are not the muddy boot brigade and every install is overseen and signed off by a director who is always at the end of the phone. We know our rooms will put a big smile on your face why spoil that with a substandard service!

Does the Mala Installation Team work at weekends?

We all need to rest and try to avoid weekend working where possible and in preference all retreat to our Mala Rooms for the weekend. If there is a specific working schedule you would like us to accommodate please speak to your Mala Build Coordinator.
